MWM DesignGroup, provided the design and construction phase oversight for the comprehensive reconstruction of the existing Clubhouse at Rosemary Denny Park.
Although this building, the centerpiece of a neighborhood park, was in poor condition, its original location within a 100-year floodplain limited the opportunities available for its rehabilitation. A sufficient portion of the original building was retained so that the work could be permitted as a repair rather than new construction, however the extent of the required repairs were significant, including:
The replacement of the building skin (which had been significantly and unsympathetically modified since the building was originally completed)
Roof
Doors and windows
Finish materials inside and outside of the building
Replacement of all building systems
Significant structural repairs to address both insect and water damage and fundamental deficiencies of the original design.
In addition, the renovations included modifications necessary to provide full compliance with the Texas Accessibility Standards.
